Leaking facades are a common problem for buildings in Sydney. Whether it's a new building or an older structure, waterproofing often emerges as a common concern.
The main cause is Sydney's weather, characterised by intense sunlight, heavy rain, and strong winds, which significantly contributes to the deterioration of building materials such as sealants and membranes. This results in cracks, spalling, and water ingress, compromising the building's integrity.
Just recently we were engaged to inspect a glass façade leaking water into a building. We traced the water leaks through the façade back to two main issues: the debonding of the existing joint sealant and a failed liquid membrane on the concrete hob.
To stop all leaks, we installed new sealant between all glass façade panels, reformed the hob using epoxy screed, and further sealed with a welded PVC sheet membrane system.
